Sarasota on the west coast of Florida offers an excellent mix of housing and real estate options. From historic and architecturally significant to glittering modern designs, there is something here for every buyer.

One popular option is the many new developments and construction homes for sale. Buying a brand new home in Sarasota has many benefits, but also a few drawbacks and potential pitfalls. Read on to find out what you should know about buying new builds in this exciting market.

Types Of New-Build Homes

Newly built homes can be categorized in a number of ways. Here we will cover build-status, context, and style.

The first of these refers to where the house is in its building cycle. We can divide these into Production, Inventory, and Custom. 

  • Production homes will be built for you by a new home builder. However, these homes are either non-existent or in the early stages of construction when you sign-on. As such, you as the buyer will have a range of custom options to choose from, covering the lot placement, overall design, floorplan, fixtures and finishes, and appliances. 
  • Inventory homes are newly built homes where all of the options mentioned above have already been chosen, applied, or installed. As such, you don't have quite the same freedom to choose a home that suits you, but on the plus side you have a home that is usually move-in ready.  
  • A Custom home here refers to a home where you find a lot and hire a designer and builder to construct the home of your dreams from scratch. This option offers unrivaled freedom to make your precise vision a reality, but can be unpredictable when it comes to cost and will probably also include the longest wait time. 

Where You Can Find New-Build Homes

The next system for classifying new homes covers the type of community that the home features in. Again, these can be divided into three distinct types.

  • Infill Homes are built in already-established neighborhoods, usually on lots that have been divided into smaller parcels. These homes benefit from their location in centrally-placed and well-established neighborhoods, usually with excellent transport options, schools, and proximity to major attractions. The downside is that they tend to be smaller and don't partake in the same charm or character as their neighbors.

However, they can be in less convenient locations.

So it's important to find a real estate agent, especially one with experience in the new-build market and with existing relationships with builders and developers. Make sure to find someone willing to discuss your options, negotiate guarantees, undertake negotiations, and monitor the building process. 

Remember, most builders will cover the cost of a buyer's agent, so retaining this kind of service will cost you nothing, and will likely benefit you a great deal. 

During negotiations, make sure to explore procedures and expectations for the following: completion date, quality control, payment schedule, protocols for handing potential changes, warranties, and legal recourse should problems arise.

Should I Buy A Model Home?

Model homes are the example properties that builders and agents will show prospective buyers to sell them on a new home. Once the development has been sold out, these units usually go on the market. On the one hand, they tend to display better craftsmanship and all the top-of-the-line features and upgrades, however they are more used and are not customizable. Overall, these homes can represent an excellent deal. 

Can I Bargain Or Negotiate When Buying A New Build?

Home developers and builders are unlikely to reduce the price of a home for any reason. However, they can be motivated to "sweeten the deal" with incentives, upgrades, and by covering back-end fees. These options allow you to get creative during the bargaining and negotiation process.
