Arlington Park & South Gate Information

"East of Trail" term refers to the area south of downtown Sarasota, extending east of Tamiami Trail, over Phillipi Creek up to Sarasota Springs, Southgate and Arlington Park have many classic homes along friendly suburban streets. 

The area of Southgate and Arlington Park is bounded by US Highway 41 (Tamiami Trail) to the west, Bahia Vista Street to the north, Beneva Road to the east, and Bee Ridge Road to the south. Phillippi Creek runs through the area from the northeast to the southwest. 

Neighboring communities include Ridge Wood Heights and South Gate Ridge to the south, Bee Ridge to the southeast, Sarasota Springs to the east, Bellevue Terrace and Alta Vista to the north, and various small neighborhoods to the west between Tamiami Trail and Sarasota Bay. 

What are Amenities & Attractions in Southgate, Sarasota FL?

Southgate has a surprising number of highlights for being a relatively small area. The most notable features are probably Phillippi Creek and the two golf courses and the South Gate Community Center located right on the Phillippi Creek.  The center was designed by the famous architect Victor Lundy a modernistic original member of the Sarasota School of Architecture.  The community center hosts a Farmers Market on Thursday from 4 pm -8 pm, there is a community pool, people launch kayaks there and the hall and its beautiful grounds are used for many community activities and the once-a-year South Gate Fest.  The hall is also available to rent for weddings and other functions too.  With its floor to wood-beamed ceiling looking out over grassy slopes, palm trees, and moss dripping grand oaks down the Phillippi Creek it really is a special feature for all the South Gate Community to enjoy.

Phillippi Creek runs through Southgate from north to south. This river has two mid-stream islands, each with a limited selection of residential homes. 

What are the two Golf Courses in Southgate?

The two golf courses in Southgate are The Palms and Village Green. Village green has its own associated residential development, Village Green Club Estates. The Palms Golf Club at Forest Lake has many fairway-view properties of its own making this area excellent for those looking for golf real estate or homes near Sarasota Florida

For commercial options, residents of Southgate enjoy shopping at Westfield South Gate Mall (now renamed Siesta Mall because it is on the corner of US41 and Siesta Dr. which goes over the north bridge to Siesta Key) This mall features Cinebistro movie theater and Connor's Steak house.  Across the street is Flemmings Steak House, The US Post office, Nick's French Restaurant, the popular Baker & Wife restaurant. South Gate also has Tuttle Bee Plaza, located at the intersection of Tuttle Road and Bee Ridge Road with an Office Max, TJ Max, Dollar Store and YouFit gym, Aqua Tots, Jersey Mike's subs, and Tasty Home Cooking restaurant. There is also another shipping area located west at the intersection of Webber Street and Beneva Road. This complex occupies all four corners of the intersection includes a wealth profesional services, bars and dining options, with highlights being The Parrot Patio Bar & Grill, Francesco's NY Pizzeria & Ristorante, and Guerrero's Bakery and Mexican Restaurant, Webber Hot Dogs, 8-Ball Lounge and the new Little Saigon Bistro.  

What are Things To Do In Arlington Park FL?

Arlington Park, though smaller than Southgate, is arguably closer to the action, with the following attractions:

  • Arlington Park Sarasota. A park and sports complex with two pools, a gym, a dogpark, a playground, tennis courts, and a basketball court.
  • Southside Village. Just east of Arlington Park, this small area includes a number of dining locations and the Sarasota Memorial Hospital.
  • The Circus Arts Conservatory. A gymnastics center just northwest of Arlington Park
  • Sarasota High School. Just north of Arlington Park, the main highschool for the area. 

It's also important to remember that Arlington Park is only 5 minutes from Downtown Sarasota, and less than 10 minutes from St. Armands. 

Homes For Sale in Southgate FL

Southgate and Arlington real estate is characterized by an abundance of mid-century bungalows and ranch homes as well as atomic ranch style homes that are typical Floridian style. These homes tend to be unassuming from the street, with wide-open lawns and palm trees, and perhaps the odd carriage drive. The facades themselves are typically low and wide, with awning style windows and unpretentious porticos, capped with a wide, low-hipped roof or gabbled front to back with triangle glass above the doors in the atomic ranch homes. Terrazzo floors are the norm and stay cool through the summer due to their polished marble chip thermal mass.  On some streets, you will revel in the lush vegetation, including large moss-covered trees, palms, and tropical shrubs. 

The contrast between the two neighborhoods is Arlington Park is a bit older with original homes built in the late 1930s to the early 1950s and the lots are smaller and there are a lot of wood-frame homes.  Whereas in South Gate the lots are bigger and nearly all the homes were built in the 1950s.  Because the homes in this area have been so well built, well kept, and cared for, they have entered into a category of highly desirable "classic retro" and "mid-century modern" ranch homes favored by a wealthy and mobile set of home buyers.  

Newer homes tend to be in Arlington Park, builders buy the older wood-frame houses for lot value and knock them down and build taller 2 stories to get the square footage today's buyer wants (3-5 BRs over 2000 Sq').  These are Colonial, New-traditional or full-on Modern style homes with flat roofs, high ceilings, and super cool features thrown in.  Many homes boast screen-enclosed pools (we call them caged pools) and also enclosed lanais (which is a roof-covered patio), while most of the modern homes opt for open pools with low maintenance tropical plantings, concrete pads, river rocks, and white gravel. 

High-end new construction homes in Arlington park are pushing up to $1,,500,000. Since the houses in South Gate are grander than the old wooden Arlington park homes not many of them are being knocked down for the new construction.  As such, there is a lot of renovation and rejuvenation work occurring and the home values in South Gate can top $800,000.  Both South Gate and Arlington park "East of Trail" have many excellent homes to offer around the $500,000-600,000 range, and a good selection at $250-$400,000 as well, but those will be in somewhat original shape on the lower end.  Most South Gate homes are concrete block and stucco with plaster walls inside.  The homes that don't have vaulted ceilings will still have 8'3" ceilings with a variety of textures in the plaster (and none will be popcorn ceilings).  With the exception of a smattering of Ruth Richmond homes that will have slightly lower than 8' ceilings as she believed (as a petite woman) that a person should feel significant in their home. This was the hay day of America and this was one of the grandest neighborhoods in all of Florida at the time and it is enjoying a resurgence of popularity.

The most expensive homes in this East of Trail area are modern builds, both in year and design. Expect to see sleek lines, rectangular shapes, and open interiors for these beautiful homes.
