Buying A New Home In Sarasota FL

Sarasota on the west coast of Florida offers an excellent mix of housing and real estate options. From historic and architecturally significant to glittering modern designs, there is something here for every buyer.

One popular option is the many new developments and construction homes for sale. Buying a brand new home in Sarasota has many benefits, but also a few drawbacks and potential pitfalls. Read on to find out what you should know about buying new builds in this exciting market.

Types Of New-Build Homes

Newly built homes can be categorized in a number of ways. Here we will cover build-status, context, and style.

The first of these refers to where the house is in its building cycle. We can divide these into Production, Inventory, and Custom.

  • Production homes will be built for you by a new home builder. However, these homes are either non-existent or in the early stages of construction when you sign-on. As such, you as the buyer will have a range of custom options to choose from, covering the lot placement, overall design, floorplan, fixtures and finishes, and appliances.
  • Inventory homes are newly built homes where all of the options mentioned above have already been chosen, applied, or installed. As such, you don't have quite the same freedom to choose a home that suits you, but on the plus side you have a home that is usually move-in ready.
  • A Custom home here refers to a home where you find a lot and hire a designer and builder to construct the home of your dreams from scratch. This option offers unrivaled freedom to make your precise vision a reality, but can be unpredictable when it comes to cost and will probably also include the longest wait time.

Where You Can Find New-Build Homes

The next system for classifying new homes covers the type of community that the home features in. Again, these can be divided into three distinct types.

  • Infill Homes are built in already-established neighborhoods, usually on lots that have been divided into smaller parcels. These homes benefit from their location in centrally-placed and well-established neighborhoods, usually with excellent transport options, schools, and proximity to major attractions. The downside is that they tend to be smaller and don't partake in the same charm or character as their neighbors.
  • New Development Communities are built further away from main urban centers and offer a range of homes within a private space, usually including some exclusive community amenities. These could include anything from a common pool to an entire golf course. New developments typically offer a range of options and customizations, as well as top-notch amenities. However, they can be in less convenient locations.
  • Condominium complexes pop up around Sarasota with fair regularity. These developments may offer row houses, townhouses, or condo apartments. In most cases, these benefit from an excellent location, views, on-site amenities, convenience, and value. If you're not inclined towards living in a shared building or not having a yard to yourself, these may not be the right option for you.

New Construction Home Styles & Designs

Florida and southwest Florida in particular have a characteristic style when it comes to homes and real estate. The three most common design inspirations seen in new homes in Sarasota are:

  • Spanish or Mediterranean. These homes typically show low-hipped, tile-covered roofs over wide masses finished in muted stucco. Other features include large windows, central towers, and old-fashioned iron fixtures.
  • Southern Coastal Colonial. Cool and inviting, these beach-appropriate designs boast large porches or balconies, sash windows with exterior shutters, strong vertical shapes topped with ornate gables, and colorful exteriors.
  • Modern. Sarasota has a strong history in distinctive modern architecture, and the new home market is no different. Here you can find sleek angular shapes with broad, unadorned surfaces. Balconies and large floor-to-ceiling windows abound, as do open-interiors and fantastic lighting.

Should You Buy A New Construction Home In Sarasota Florida?

As mentioned, buying a new home has many advantages, but there are potential drawbacks as well. Familiarize yourself with the pros and cons of buying a new home so you can make the decision that's right for you.

Pros

  • Get the latest design features, in terms of fashion and technology
  • No immediate repairs or renovations required
  • Many options for customizing your home

Cons

  • New homes can cost more than resales
  • New homes are often situated in less established areas
  • New homes typically have less character than older homes

If you're still having trouble deciding, contact a knowledgeable real estate agent who can walk you through all the available options.

New Home Buying Steps | Getting Started

  • Get pre-approved finance. Just like with buying any home, knowing what you can afford is the first step.
  • Get an agent. It's important to have someone looking out for your interests when buying a new home.
  • Do your research. Look into available communities, listings, and builders. Get a feel for what's on the market.
  • Do more research. Once you've found a candidate, research the builder, speak to members of the community,  learn about the area including amenities, utilities, and future developments.
  • Take a tour. With your agent, tour the community and model home.
  • Get it in writing. Verbal agreements don't cut it. If something is offered or guaranteed - get it signed and in writing.
  • Speak to your agent. Before you sign on or agree to anything, speak to your agent first.

Builder Agent Versus Private Agent

Here's why you should take on the services of a real estate agent before visiting a new home community, builder, or builder's agent.

The bottom line is that builder's agents have incentives to work in the interests of the builder. They are required by law to work fairly and honestly with all parties, but they also need to maintain special relationships with associated builders. As such, they may not always be working to secure the best deal for you.

So it's important to find a real estate agent, especially one with experience in the new-build market and with existing relationships with builders and developers. Make sure to find someone willing to discuss your options, negotiate guarantees, undertake negotiations, and monitor the building process.

Remember, most builders will cover the cost of a buyer's agent, so retaining this kind of service will cost you nothing, and will likely benefit you a great deal.

During negotiations, make sure to explore procedures and expectations for the following: completion date, quality control, payment schedule, protocols for handing potential changes, warranties, and legal recourse should problems arise.

Questions About Buying A New Construction Home

When Is The Best Time To Buy A New Home?

Home builders and developers are often companies with obligations to meet certain quarterly targets. As such, you can often secure the best deals and incentives near the end of each financial reporting quarter.

Should I Buy A Model Home?

Model homes are the example properties that builders and agents will show prospective buyers to sell them on a new home. Once the development has been sold out, these units usually go on the market. On the one hand, they tend to display better craftsmanship and all the top-of-the-line features and upgrades, however they are more used and are not customizable. Overall, these homes can represent an excellent deal.

Can I Bargain Or Negotiate When Buying A New Build?

Home developers and builders are unlikely to reduce the price of a home for any reason. However, they can be motivated to "sweeten the deal" with incentives, upgrades, and by covering back-end fees. These options allow you to get creative during the bargaining and negotiation process.

When Should I Take On A Private Agent?

You should find an experienced agent to represent you before you visit a model home, site, builder agent, or builder.
